Tips To Become Happier & More Empowered

In a search for happiness, many people look for it in other people and not within ourselves. Many people feel that things like money, a better job, better relationships..etc will make them happy. In reality, to find true contentment you must look inside yourself and learn to be your own best friend. That means you have to trust, love, and care for yourself just as you do the people you consider to be close to you.

Following are steps that you can incorporate into your life that will help you to feel more empowered and happy about yourself!

Begin to lift yourself up, not put yourself down. If you don’t like something about yourself, work to change it. If you can’t change it, simply accept it. Don’t beat up on yourself with negative self-talk. You’re not likely to change for the better when you fill yourself with negative thoughts.

Give yourself positive rewards. When you do something that you are proud of give yourself a small reward. Try not to wait for others to praise you because you may grow resentful if the praise doesn’t come. Pat your own back, it is a great feeling that can stay with you for a long time.

Forgive yourself. I doubt that you would keep scolding a child over and over for making a mistake so don’t do that to yourself. Give yourself the gift of forgiveness when you make a mistake. After that, work to figure out what lesson you can learn, and use it to make better choices the next time around.

Enjoy your successes. Most people can remember all of the details of depressing, painful or even embarrassing events that happened many years ago. What if you did the same thing with all of your wins? Try to remember all of the triumphs and accomplishments that you’ve made and keep that memory with you and think about it at least once a week.

Always remember to celebrate your wonderful qualities! You will soon discover that the more you love yourself, the more you will be able to give love to others - and the more others will be able to love you!

Move Beyond Your Limitations

Limitations are often temporary barriers that block the view of one’s true potential. Barriers might be self-limiting beliefs, fears of failure or success, discouragement from the past, or simply the need to take a well-deserved rest. They could also be disguised blessings that build strength and courage.

Look Beyond Your Barriers

Refuse to allow barriers to limit your view of the possibilities available to you. To gain a wider vision, we need to consciously move beyond perceived limitations. It only takes one life and one small action to make a tremendous difference in our world.

Narrow Your Focus

Begin by naming your limit. Then focus on one small action-possibility. What would be the first step you would need to take to out distance your best? What would it require of you to move closer to that promotion, complete that project, release a fear, or continue on the journey to your fondest dream?

Step Forward

When you feel that you’ve reached your limit, stop and think. Then, step out. Lighten your load, draw a new map, or take a different path. Take one more step.

That small step could eventually change many lives for the better. You’ll find that your faith, vision, and resolve will allow you to fly higher any limitations that stand in your way!

FSBOs -The Secret of ‘After Settlement Escrow’ to Solve Problems

Most FSBOs (people who are selling their own homes) are aware of the conventional use of escrow. In this article, we look at ways to use escrow to solve problems.

Escrow

Escrow means different things in different parts of the country. In California it’s part and parcel of the settlement process. In Virginia, while there’s no formal escrow before settlement, the settlement agent gathers title information, draws or has a deed drawn, coordinates with the lender, receives various inspection reports and in general conducts an informal escrow in the days before settlement. The difference is that, in Virginia, usually documents aren’t signed by the parties until they meet at the settlement table. It’s the use of escrow after this period that we’re concerned with here.

A Problem Rears Its Head

What’s possible varies from state to state, but creating an escrow account (usually held by the settlement agent) after a home is sold can solve problems. What sorts of problems? Let’s look at a few.

First of all, let’s assume the buyer or seller needs, or wants, to settle by a certain date. Lots of things can cause this including the date school starts, the date a breadwinner starts a new job or the date of settlement on the seller’s new home.

Now, let’s suppose a problem crops up which would prevent that settlement deadline from being met. Such problems might be caused by the discovery of termites and termite damage, the discovery of encroachment on a utility right of way by a garden shed on the property being sold or the discovery of high levels of radon gas within the home.

Let’s further suppose that the buyer and seller have agreed on the basic solution of the problem. In the above examples, typical solutions might be that the seller will have the home treated for termites and have a licensed contractor repair the damage. Or the seller will have a contractor move the shed out of the right of way. Or the seller will install a radon mitigation system. Of course, everything is negotiable, and a buyer who wants a property badly enough could agree to fix the defects himself.

What if the pest control company, contractor or the radon mitigation company can’t finish their work until after the planned settlement date? What happens then? Most frequently, settlement is delayed until these sorts of things are taken care of, but sometimes that isn’t desirable. Sometimes delay of settlement can be a deal killer.

Problem Solving 101

Enter the “after settlement escrow.” The parties agree that an amount of money (usually a bit larger than the estimate) is set aside in escrow pending completion of the work. The escrow agent has clear (usually written) instructions about what must be done before the money is released to the person who put it up (or before the work is paid for and any excess returned to the person who put it up).

The funding of an after settlement escrow usually comes from the proceeds of the sale, so it can be used where there are no funds to take corrective action any other way. Even if the person responsible could get a loan for the purpose, the process could take too long to meet the settlement deadline. In that way, it can be a “cash flow” solution, too.

No matter what problem you encounter, it’s usually possible for a willing seller and a willing buyer to work things out. Remember that all sorts of needs can be accommodated without anyone’s being a loser. Situations in which both buyer and seller are winners happen frequently. With any luck, that’s what will happen in your case. It just takes creativity and persistence.

Getting the Baby Nursery Walls Ready

When planning your baby nursery, deciding on paint colors and then preparing and painting the walls is a major part of the design process. You will want to choose paint colors that go well with the theme or design scheme that you have decided on for your baby’s nursery. The best way to do this is to take a piece of the nursery bedding to the paint store with you to pick out paint samples. You may want to bring home the samples you choose to see how they look in the room. Sometimes the room’s lighting will affect how the colors look, so doing this may save you the trouble of repainting the room if you are unhappy with the results.

If time allows, it is best to paint the nursery at least a month or two before the baby is expected. This allows time for the room to air out. You may also want to consider choosing paint that has no or low VOCs (volatile organic chemicals). These types of paints may cost more but it is worth the additional cost since they will omit little or no fumes unlike normal paints.

If you want to get creative when painting the walls, you can try faux painting techniques such as sponging and ragging. Another idea is to stencil designs on to the walls that match the theme you have picked for the room. If you have an ocean theme, fish stenciled on the wall would look really cute. You can buy all the supplies you would need for stenciling or faux painting at your local home improvement or paint supply store.

Of course, you are not limited to paint when deciding what to do with the baby nursery’s walls. Wallpapers, wallpaper borders, and murals are all great options for the nursery walls. Wallpaper and border can sometimes be found to coordinate with your chosen nursery theme. Sports, airplane, nautical, animals, Precious Moments, and Winnie the Pooh are just a few of the themes that you should easily be able to locate wallpaper or borders for.

If you want to go with a wall mural for your baby nursery, there are several routes you can take. You can purchase a mural that can be put on the wall the same way wallpaper is. You just assemble the mural piece by piece like applying wallpaper. Another option available is paint by number mural kits that you paint on yourself. If you don’t want a mural that covers the whole wall, peel and stick decals are a great option. You can often find them to match many nursery themes. The last option is to have a muralist paint the mural. This can be quite pricey though unless you or someone you know is a gifted artist and able to do it.

Whatever you decide to do with your baby room walls, remember to take into consideration what you plan to do with the rest of the room’s décor. Having walls that complement the room’s theme and design will bring the whole room together.

Creativity and Innovation Management - Personality Testing

Whilst tests measuring the creative or innovative personality exist, there are a number of inherent flaws. Some are noted below:

a) Whether a creative or innovative type exists at all is highly contentious. Creativity can be defined as problem identification and idea generation - universal abilities. Creativity can be defined as producing a number of ideas, a number of diverse ideas and a number of novel ideas - universal abilities. Traits are not stable or transferable across situations. Motivation is a critical factor.

b) Due to the numerous relevant definitions of creativity and innovation, it is clear that a number of differing and distinct competencies are involved. It is unlikely (or rare) that all competencies are present in single individual.

c) Creativity is a cognitive process and case dependent. Not all people produce equal quantities of ideas across tasks and, importantly, the same people do not produce equal quantities of ideas across tasks.

d) Too many assumptions are made. Some have been indicated : the assumption that creativity and innovation are stable and transferable across situations ; motivation and competencies are not accounted for etc etc etc.

e) Collaboration, networking and such are ignored. Intellectual cross pollination results in a higher degree of creative output than is produced by individuals alone.

f) The generalisability, variability and reliability of the test paramters can be disputed.

Money is essential for all businesses to start up, operate and expand. The Small Business Administration (SBA) states that while poor management is cited most frequently as the reason businesses fail, inadequate or ill-timed financing is a close second. They go on to say that when looking for money, you must consider your company’s debt-to-equity ratio–the relation between dollars you’ve borrowed and dollars you’ve invested in your business. The more money owners have invested in their business, the easier it is to attract financing.

Ideally, it’s best to start your business on money you have in savings or otherwise liquid. But, like most people, you probably don’t have that much money available and you’ll need a loan. About the only way a startup business can get a bank loan is through one of the loan programs offered by the SBA, a federal agency that doesn’t actually loan money directly, but rather guarantees the payback of a certain percentage to banks. Thus, you must prove your creditworthiness with the bank, which requires excellent credit. And, you must meet the complex SBA eligibility criteria.

Home equity loans (second mortgages) are cost-effective ways of getting startup capital because they generally offer lower interest rates, the choice of a fixed mortgage rate or an adjustable rate mortgage (ARM) and shorter repayment terms and lower payments than other business loans. Unlike business loans, it is easy to qualify for a home equity loan, even if your credit is not perfect. Even if you already have a second mortgage, you may want to cash out on equity through mortgage refinancing because many times, the attractive rates and flexibility of second mortgages make more sense than to refinance your first mortgage, especially if your first mortgage rates are good.

Hard Work - A Dirty Concept?

As I sit here in front of the fire and TV at 8.30pm on a Wednesday evening,
many would be mistaken for thinking that working from home is easy. But then
that is before you take into account my daily routine:

I get up at around 7.45am and feed the cats and sheep, make myself a cup of
tea and then by 8.30am I am sat in front of my computer collecting my emails
and responding to the numerous enquiries for more information on my MLM
business.

Then after an hour I start my daily traffic exchange surfing, forum posting,
yahoo group blasting and so on….This daily routine of promotion and
advertising takes me until around lunch time. The afternoon is then taken
up following up prospects, updating my websites and checking and responding
to further emails. I usually finish for the day at around 6pm, although I
always leave the computer on and check my emails again before turning in
for the night.

I work longer hours now that I work full time from home on my MLM business
than I did when I worked a normal day job. Then I started at 9am, leaving
the house at around 8.40am, I had an hour for lunch and a couple of breaks
through the day and finished at 5.15am, being back by 5.30pm. Now I start
at 8.30am and finish at 6pm with the odd trip downstairs to make a cup of
tea and half an hour for lunch.

Of course I wouldn’t and don’t think I could go back to working for someone
else and doing a ‘usual’ 9 til 5 job but why do people think working from
home is easy. And why are so many people scared of putting in some good old
fashioned hard work to make their homebased business a success.

Working from home, whether you are in a MLM program, an affiliate program
or running your own website, selling your own product, promotion, getting
sales and following up prospects all takes time and effort. You must put in
the time and effort needed to get your business off the ground, you must do
the promotion required to get those sales, you must follow up with your
customers, update your website and answer emails and so on.

Anyone who joins an affiliate program, becomes a distributor for a MLM
company or starts their own home based business must be prepared to work
at it, and usually work much harder than you would going to the office
each day and working for someone else.

If you are afraid of a little hard work, then do not attempt to start you
own home based business because the bottom line is you will fail. If hard
work is a dirty concept to you, stick to working for someone else.

If you are prepared to put in the hard slog and really work at it, then
you will find working from home very rewarding and in the long run, be it
one, two or three years down the line, you will be successful. And your
success will be proportional to the hard work you put in at the beginning.

Stick at it….you will succeed.

Dxinone System: Is This The Biggest Scam Ever Invented?

Is the dxinone system the biggest scam invented? These are the questions some people ask themselves before they get started on ecurrency exchange.

The system by itself is rather complex to learn, you have to open several accounts, and once you do you have to manage your investment properly so you always maximize your profits. This is the main reason why some people claim the system is a scam, they don’t know how it works.

Me, personally, I laugh whenever I hear about people saying some of the things they do. To them the world is always falling apart, yet, the dxinone system has been online for more than four years making all of it’s traders good money. For example, I recently heard about a woman who started working with the system with $1,000 dollars, after seeing that it was growing, she took a chance and decided to invest $6,000 more. This was around 18 months ago, today, her portfolio is around the $300,000 mark. She already took her profits out (and much more) and she now has a no risk investment.

Some people will say that those amounts are too much money. I would agree, to some people starting with $6,000 or $10,000 dollars is too much money. This was the main reason when I started a campaign for everyone to see at my site, I started it with a 315 dollar investment. This was seven days ago, and today, my campaign has had a 54% return of investment. I don’t know about you, but I would consider this to be getting a great return on my money.

There is indeed very good money to be made, and like someone told me when I was first starting with my main dxinone system campaign

“Start with the system today, don’t waste your time because time is money. Let your money grow for a few months, and by the end of the year the dxinone system could easily be paying for your living expenses”

Learn about the ecurrency system properly, so you avoid those people who say it’s a scam because of their ignorance, and you actually will have found a profitable opportunity that makes good money for you without much work.

There are two ways to get started: The fast way, you get a training program, you learn from it and in a couple of days you are up to speed on how the system actually works, although this takes money, there is no learning curve and you get support.

Number two, finding free resources online where you can learn from. This will be free, but it may take a while for you to find and process the right information to get started. Look at your current situation, and see if what is the best option for you, I’m sure that if you do get started, you will not be one of those people who were left out and now claim it’s a “scam” because they never did the system for themselves and just believed the hype out there.
